Our clients and new homeowners fell head over heels for their new community, neighborhood, and new space. Despite checking so many boxes, their amazing new home did not have a first-floor layout that met their needs. Through a referral from their realtor, they came to us with a list of “issues,” and we reframed those challenges with numerous layout solutions. Ultimately, we landed on a final floor plan that checked all the boxes from functionality to flow and of course, budget.

The selected design required an extensive gut and reconfiguration of the main living area on the first floor. We not only moved the powder room from the kitchen area, but also created more width for a large U-shaped kitchen layout including an island with seating, an oversized eat-in area and full visibility into the living room. To create more sight lines into their living room we fully pulled back the cased opening and raised the floors in the sunken living room to match the height of the adjacent rooms. Lastly, we removed the shared wall between the living room and an office. By doing this we were able to reclaim valuable space and repurpose it as the new location of their luxurious powder room and an ample coat closet that serves as a proper entry for all their future guests. To tie every room together, all floors were refinished to their natural state and three coats of high-traffic water-based poly was applied for long-term durability.
