This is a great question and a very common one. Because our projects are highly custom, schedules vary significantly from one project to another. That said, our signature design-build approach allows us to accurately define the scope of your project during our planning phase where we then provide a completed construction schedule with confidence.
Great question. I hate to answer a question with a question, but have you read about our Approach and Process yet? It was designed to be able to answer this exact question with confidence. We provide some cost ranges in our Investment Guide to give you an idea of base costs, but we ultimately do not know what the cost of your project will be until we have completed our due diligence. That happens during a contracted PreConstruction or Design Phase when are scope item, specification and selection is documented in detail. If this sounds like the thorough kind of experience and process that you have been looking for, then let’s talk!
In simple terms, payments will be scheduled fairly based on work completed or materials needed for a specific effort rather than generic fixed lump sums. You can generally expect a deposit ranging from 5-10% to secure your project in our queue. From there, progress payments are aligned to key monthly milestones. We reserve the right to adjust payment schedules to account for shifts in the timeline. Any payments for materials are required in advance of orders or dependent work.
As your general contractor, we supervise and oversee every job. We have spent years vetting trade partners which you’ll meet prior to any on-site work. You can expect the same level of care and professionalism from our partners as you do from our in-house team. It is our obligation to ensure everyone we work with holds all necessary licenses and insurance, which we manage with precision. Should you desire, on-site day-to-day support with a dedicated PM can be budgeted into your project.
We are always available during normal business hours, 7am-5pm for regular meetings and on-site visits. That said, we welcome and encourage our clients to use their project management portal on Co-Construct to message us at any time convenient to them. If we are able to respond after hours, we will. Otherwise, you can expect a response within 24 hours if not sooner. Rest assured that you will have our mobile numbers should an emergency arise and we expect you to call if it does.
Of course! We’d really appreciate that actually. A list of references are provided with every probable cost estimate we offer and upon request. This list is continually maintained and updated. We offer references of current clients with projects that are in progress as well as clients for which we have recently (within 1 year) completed a project.
The short answer is no. To deliver the caliber of work that we do, offer the experience that we can, and ensure an efficient and enjoyable build process for all, everything hinges on a well-oiled team with a tried and true working model. Introducing risk to this structure is a risk we are unwilling to take.
You bet! Your project is an investment in your home and your life. We don’t take that responsibility lightly. That’s why we offer a 2-year workmanship warranty for all our work. We are happy to talk you through the specifics should you decide to work with us.
